Roof prices vary a lot from house to house. This hub shows one published, dated source for Los Angeles roof costs, explains exactly what it measures, and points you to the factors that move your own price. We do not quote, bid or price any work.
One dated source: Cost vs. Value 2025
The Cost vs. Value report is published by JLC (Zonda). Its 2025 edition lists estimated job costs for two roof replacement projects, with figures for the nation, the Pacific region and the Los Angeles market.
| 2025 estimate | Los Angeles | Pacific region | National |
|---|---|---|---|
| Asphalt shingle roof replacement | $36,417 | $36,391 | $31,871 |
| Metal roof replacement | $62,069 | $62,152 | $51,865 |
These are not price quotes. Each figure is an estimate for one defined model job. They are a reference point, not a range for every home.
What the model jobs include
The report spells out each job:
- Asphalt shingles. Tear off the old roof to bare wood sheathing. Install 30 squares of minimum 235-lb. fiberglass asphalt shingles with at least a 25-year warranty. Add new 30-lb. felt or equal synthetic underlayment, galvanized drip edge and aluminum flashing. Assume a rectangular hip roof, two skylights with custom flashing, and a vented ridge.
- Metal. Tear off to bare sheathing. Add an ice-barrier membrane at the edges and synthetic underlayment. Install 3,000 square feet of prefinished standing-seam metal roofing with matching trim, on the same hip roof with two skylights and a vented ridge.
A square is 100 square feet, so both model roofs are about 3,000 square feet. Many homes have smaller or simpler roofs. Some have larger or steeper ones.
How the report builds its numbers
The report's methodology page, dated September 18, 2025, says the team set a baseline from federal price and wage data. That includes Bureau of Labor Statistics price indexes and installer wage data. Regional building cost data came from Verisk's XactRemodel estimating software.
Why your bids will differ
The report itself warns that its numbers are "less successful at accurately predicting an individual remodeling project for a particular address." It says "small differences in the size or scope of a project" can shift prices, and it advises getting estimates from reputable local remodelers.
So use these figures to frame a conversation, not to judge a bid as fair or unfair. The things that move a real roof price are covered in Roof replacement cost factors.

Comparing materials
If you are deciding between shingles and tile, start with Asphalt shingle vs. tile roofs. Tile weight and cool roof rules can both change what a job involves.
Costs vary by home, material, roof shape and timing. Figures above are published estimates with the date shown, not offers or quotes. This is general information, not financial advice.
